Part B — Product-Specific Disclosures
This Privacy Policy (the "Policy") explains how UniTekra Solutions Private Limited ("UniTekra", "we", "us", or "our") collects, uses, shares, and protects your information across all of our products, mobile applications, websites, and services (each, a "Service").
It is written as a master document: Part A sets out the commitments that apply to every UniTekra Service, and Part B adds disclosures unique to an individual product. If you use a specific product — such as MyPGMS — please read Part A together with that product's module in Part B.
By using any UniTekra Service, you agree to this Policy. If you do not agree, please discontinue use of the Service.
1. Scope & Structure of This Policy
This Policy governs the personal information processed by UniTekra in connection with any Service we provide. To keep our commitments consistent as our product portfolio grows, the Policy is organised in two parts:
- Part A — Company-Wide Policy (Sections 1–13): Applies to all UniTekra products, websites, and services without exception.
- Part B — Product-Specific Disclosures: Dedicated, self-contained modules that add information required for an individual product (for example, the categories of data a particular app collects, its permissions, and its data-deletion contact).
For any product you use, Part A and the relevant Part B module should be read together as one combined notice. Where a Part B disclosure conflicts with a general statement in Part A, the Part B disclosure controls for that product only. This structure allows us to onboard new products and meet platform requirements (such as those of the Apple App Store and Google Play Store) without weakening or altering the company-wide protections you rely on.

For certain products, a specific officer may be named in the relevant Part B module to handle requests for that product (such as data-deletion requests). Those product contacts supplement — and do not replace — the company contact above.
3. Information We Collect
Across our Services we collect the following general categories of information. The exact data collected by a particular product is listed in that product's Part B module.
3.1 Information You Provide
- Identity & Profile Data: Full name, profile photo, and — where a Service requires identity verification — document images you choose to upload.
- Contact Data: Email address, phone number, and postal/property address.
- Account & Authentication Data: Login credentials and one-time passwords (OTPs) used to secure your account.
- Transaction Data: Records relating to payments you make or track through a Service (for example, transaction identifiers and payment status). We do not store raw card numbers; payments are handled by certified third-party gateways.
- Communications: Information you provide when you contact support or submit a request or enquiry.
3.2 Information Collected Automatically
- Device Information: Device model, operating system version, unique device identifiers, and mobile network information.
- Usage & Diagnostic Data: Features accessed, pages viewed, time spent, crash reports, and performance data.
- Log Data: IP address, access times, and referring URLs.
4. How We Use Your Information
- To create, operate, and maintain your account and the Service
- To provide core product features and process or track payments where applicable
- To enable communication between users where a Service is designed to facilitate it
- To send important service notifications, reminders, and security alerts
- To verify identity, prevent fraud, and keep our platforms secure
- To improve, personalise, and develop our Services
- To diagnose technical problems and monitor performance
- To comply with our legal and regulatory obligations
We do not use your personal data for unsolicited marketing, and we do not sell your personal data to any third party for advertising purposes.
5. Legal Bases for Processing
Where data-protection laws such as the GDPR apply, we rely on one or more of the following legal bases to process your personal data:
- Performance of a contract: To provide the Service you have requested.
- Consent: Where you have given clear consent, for example to enable an optional device permission.
- Legal obligation: Where processing is necessary to comply with the law.
- Legitimate interests: To secure, maintain, and improve our Services, provided your rights do not override those interests.
6. Data Sharing & Disclosure
We do not sell, trade, or rent your personal information. We share information only in the limited circumstances below:
6.1 Service Providers
Trusted third parties (such as cloud hosting, payment processing, and analytics providers) process data on our behalf under contractual obligations of confidentiality, and only to deliver the requested services.
6.2 Between Users of a Product
Some Services are designed to connect users; in those cases limited profile information may be visible to another party. The specifics are described in the relevant Part B product module.
6.3 Legal Requirements
We may disclose information where required by law, court order, or a governmental or regulatory authority.
6.4 Business Transfers
In a merger, acquisition, or asset sale, your information may be transferred to the successor entity under the same privacy protections described here.
7. Data Retention
We retain personal data for as long as your account is active or as needed to provide the Service, and thereafter only as required to comply with our legal obligations, resolve disputes, and enforce our agreements. When you request deletion, we will delete or anonymise your personal information within the timeframe stated in the relevant product module (and, by default, within 30 days), except where retention is required by law.
8. Data Security
We apply industry-standard technical and organisational measures to protect your information, including:
- Encryption of data in transit using TLS/SSL
- Encryption of sensitive data at rest
- Role-based access control for internal systems
- Regular security audits and vulnerability assessments
No method of transmission or storage is 100% secure, and we cannot guarantee absolute security. You are responsible for keeping your account credentials confidential.
9. International Data Transfers
UniTekra is based in India, and your information may be processed and stored in India or in other countries where we or our service providers operate. Where personal data is transferred across borders, we take steps to ensure it remains protected in accordance with this Policy and applicable law, including the use of appropriate safeguards such as contractual data-protection clauses.
10. Your Privacy Rights
Depending on your jurisdiction, you may have the following rights regarding your personal data:
- Right of Access: Request a copy of the personal data we hold about you.
- Right to Rectification: Request correction of inaccurate or incomplete data.
- Right to Erasure (Data Deletion): Request deletion of your personal data.
- Right to Restriction: Request that we restrict processing of your data.
- Right to Data Portability: Request your data in a structured, machine-readable format.
- Right to Object: Object to certain types of processing.
- Right to Withdraw Consent: Withdraw consent at any time without affecting prior lawful processing.
- Right to Complain: Lodge a complaint with your local data-protection authority.

11. Children's Privacy
Our Services are not directed to individuals under 18. We do not knowingly collect personal information from children. If we become aware that we have collected such information, we will delete it promptly.
12. Changes to This Policy
We may update this Policy from time to time. We will notify you of material changes by updating the "Last Updated" date and, where appropriate, by providing a notice through the relevant Service. Adding a new Part B product module is a routine update that does not change the company-wide commitments in Part A. Continued use of a Service after changes take effect constitutes acceptance of the revised Policy.

The company-wide clauses in Part A apply to all UniTekra products. The module(s) below add disclosures unique to an individual product, as required by the Apple App Store and Google Play Store. Each module is self-contained so new products can be added without changing anything above.
MyPGMS
Paying Guest Management System

About MyPGMS
MyPGMS is a mobile application that helps Paying Guest (PG) owners and managers run their accommodations — managing rooms, tenants, rent collection, and records — while letting tenants track payments, view lease details, and stay in touch with their PG manager. The disclosures below describe the personal data MyPGMS specifically processes, in addition to everything stated in Part A.
Product-Specific Data We Collect
- Tenant Profile Data: Name, phone number, email, and profile photo of tenants, used to create tenant profiles and enable owner–tenant contact.
- Identity & Document Images: ID or document images a tenant chooses to upload for verification, stored securely in our cloud infrastructure.
- PG Property Data: Property addresses, room and bed details, occupancy, and lease information entered by PG owners/managers.
- Rent & Payment Records: Rent amounts, due dates, payment status, receipts, and transaction identifiers. Payments are processed by certified third-party gateways; we do not store raw card details.
- Owner–Tenant Linkage: The association between an owner/manager and a tenant within a PG, needed to deliver the Service.
Device Permissions
- Camera & Photo Library: To upload profile pictures or document scans.
- Notifications: To send rent reminders, payment confirmations, and service updates.
- Storage: To cache application data for offline functionality.
You may revoke any permission at any time in your device settings. Revoking a permission may limit certain features.
How MyPGMS Data Is Shared
Within a tenancy relationship, limited profile information is visible to the other party — for example, a PG owner can see their tenant's name and contact number, and a tenant can see their assigned PG and manager details. We do not otherwise disclose this data except as described in Part A, Section 6.
Data Retention (MyPGMS)
We retain MyPGMS account and tenancy data while your account is active. On an account-deletion request, we delete or anonymise your personal information within 30 days, except where retention is required by law.

MyPGMS Tenant
Self-Service Resident Portal

About MyPGMS Tenant
MyPGMS Tenant is a dedicated self-service portal for hostel and PG residents. It enables tenants to view their occupancy details, track rent payments, raise and monitor maintenance requests, manage their resident profile, and communicate with hostel management — all from within the app. The disclosures below describe the personal data MyPGMS Tenant specifically processes, in addition to everything stated in Part A.
Product-Specific Data We Collect
- Personal Profile Information: Full name, email address, phone number, and profile photo. Where the hostel requires it, identification document images may be uploaded for resident verification, stored securely in our cloud infrastructure.
- Rent Payment History: Records of past and pending rent payments, including transaction references, payment amounts, due dates, and confirmation status. Raw card numbers are never stored; payments are processed via certified third-party gateways.
- Maintenance & Complaint Logs: Details of maintenance requests and complaints submitted through the app, including descriptions, category, resolution status, and timestamps. These records are shared with your assigned hostel management to resolve issues.
Device Permissions
- Notifications: To send rent reminders, maintenance status updates, and hostel notices.
- Camera & Photo Library: To upload profile pictures or supporting document images where required.
- Storage: To cache app data for offline access to occupancy and payment details.
You may revoke any permission at any time in your device settings. Revoking a permission may limit certain features.
How MyPGMS Tenant Data Is Shared
Your name, contact number, room details, payment status, and maintenance requests are visible to your assigned hostel manager or owner through the MyPGMS Owner platform, as this visibility is necessary to operate the service. We do not otherwise disclose this data except as described in Part A, Section 6.
Data Retention (MyPGMS Tenant)
We retain your resident account and associated records while your account is active. On an account-deletion request, we delete or anonymise your personal information within 30 days, except where retention is required by law.

As a resident using MyPGMS Tenant, you may request deletion of your account and all associated personal data at any time through either of the following channels:
