Part B — Product-Specific Terms
Please read these Terms of Service (the "Terms") carefully before using any product, mobile application, website, or service (each, a "Service") operated by UniTekra Solutions Private Limited ("UniTekra", "we", "us", or "our").
These Terms are written as a master document: Part A contains the conditions that apply to every UniTekra Service, and Part B adds terms unique to an individual product. If you use a specific product — such as MyPGMS — please read Part A together with that product's module in Part B.
By accessing or using any Service, you agree to be bound by these Terms. If you do not agree, you may not access or use the Service.
1. Scope & Structure of These Terms
These Terms govern your use of any UniTekra Service. To keep our agreement consistent as our product portfolio grows, the Terms are organised in two parts:
- Part A — Company-Wide Terms (Sections 1–15): Apply to all UniTekra products, websites, and services without exception.
- Part B — Product-Specific Terms: Dedicated, self-contained modules that add conditions for an individual product (for example, how a particular app works and the responsibilities of its users).
For any product you use, Part A and the relevant Part B module together form the agreement between you and UniTekra. Where a Part B term conflicts with a general statement in Part A, the Part B term controls for that product only. This structure lets us launch new products and satisfy platform requirements (such as those of the Apple App Store and Google Play Store) without altering the company-wide terms.
2. Acceptance of Terms
By downloading, installing, accessing, or using any UniTekra Service, you confirm that you have read, understood, and agree to be bound by these Terms and our Privacy Policy, which is incorporated herein by reference. These Terms constitute a legally binding agreement between you and UniTekra Solutions Private Limited.
3. Eligibility
You must be at least 18 years of age to use our Services. By using a Service, you represent and warrant that you are at least 18 years old, have the legal capacity to enter into a binding agreement, and are not barred from receiving the Service under any applicable law.
4. Your Account
- You must provide accurate, current, and complete information during registration.
- You are responsible for maintaining the confidentiality of your account credentials.
- You are responsible for all activities that occur under your account.
- You must notify us immediately of any unauthorised use of your account at mahendra.b@unitekra.tech.
- UniTekra reserves the right to suspend or terminate accounts that violate these Terms.
5. Acceptable Use & Prohibited Activities
You agree to use our Services only for lawful purposes and in compliance with all applicable laws. You agree not to:
- Violate any applicable local, state, national, or international law or regulation.
- Use a Service to transmit unsolicited, fraudulent, or unlawful messages.
- Attempt to gain unauthorised access to any part of a Service or to systems or networks connected to it.
- Impersonate any person or entity, or misrepresent your affiliation with any person or entity.
- Collect or harvest personally identifiable information from a Service.
- Use a Service for commercial solicitation without our prior written consent.
- Upload or transmit viruses or any other malicious code.
- Engage in automated data collection (scraping, crawling, or similar techniques).
- Use a Service to facilitate or promote illegal activity of any kind.
6. Intellectual Property
The Services and their original content, features, and functionality are and will remain the exclusive property of UniTekra Solutions Private Limited and its licensors. Our trademarks, logos, and service marks may not be used without our prior written consent. Subject to these Terms, you are granted a limited, non-exclusive, non-transferable, revocable licence to use the Services solely for their intended purpose.
7. Third-Party Services & Payments
Some Services rely on third-party providers, including certified payment gateways. Any financial transactions conducted through a Service are processed by those third parties, and your use of them may be subject to their own terms. UniTekra is not responsible for errors made by payment processors. In case of a payment dispute, please contact the relevant payment gateway and notify us at mahendra.b@unitekra.tech.
8. Service Availability & Modifications
We may modify, suspend, expand, or discontinue any Service (in whole or in part) at any time, with or without notice. We do not guarantee that any Service will be available without interruption. Each Service is provided on an "as is" and "as available" basis.
9. Disclaimer of Warranties
THE SERVICES ARE PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. UNITEKRA DOES NOT WARRANT THAT THE SERVICES WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF VIRUSES OR OTHER HARMFUL COMPONENTS.
10. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL UNITEKRA SOLUTIONS PRIVATE LIMITED, ITS DIRECTORS, EMPLOYEES, PARTNERS, AGENTS, SUPPLIERS, OR AFFILIATES BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING WITHOUT LIMITATION:
- Loss of profits, data, goodwill, use, or other intangible losses
- Unauthorised access to or use of our servers and/or any personal information stored therein
- Interruption or cessation of transmission to or from the Services
- Any bugs, viruses, or the like that may be transmitted through the Services
- Errors or omissions in any content, or any loss or damage incurred as a result of using any content available via the Services
UniTekra's total cumulative liability to you for all claims arising from or relating to the Services shall not exceed the amount you paid to UniTekra in the twelve (12) months prior to the claim, or INR 1,000, whichever is lower.
11. Indemnification
You agree to defend, indemnify, and hold harmless UniTekra Solutions Private Limited and its officers, directors, employees, and agents from and against any claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising out of or relating to your violation of these Terms or your use of the Services.
12. Termination
We may terminate or suspend your account and access to the Services immediately, without prior notice or liability, for any reason, including if you breach these Terms. Upon termination, your right to use the Services will cease immediately. If you wish to terminate your own account, you may contact us at mahendra.b@unitekra.tech.
13. Governing Law & Dispute Resolution
These Terms shall be governed and construed in accordance with the laws of India, specifically the Information Technology Act, 2000 and applicable rules thereunder, without regard to conflict-of-law provisions. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts located in Hyderabad, Telangana, India.
14. Changes to These Terms
We reserve the right to modify or replace these Terms at any time. We will provide notice of significant changes by updating the "Last Updated" date and, where appropriate, through the relevant Service. Adding a new Part B product module is a routine update that does not change the company-wide terms in Part A. Your continued use of a Service after changes take effect constitutes acceptance of the revised Terms.

Product-Specific Terms
The company-wide terms in Part A apply to all UniTekra products. The module(s) below add conditions unique to an individual product, as required by the Apple App Store and Google Play Store. Each module is self-contained so new products can be added without changing anything above.
MyPGMS
Paying Guest Management System

Description of Service
MyPGMS is a digital platform that facilitates the management of Paying Guest (PG) accommodations. It enables PG owners and managers to manage rooms, tenants, rent collection, and financial records, while enabling tenants to track payments, view lease details, and communicate with their PG managers. The terms below apply specifically to MyPGMS, in addition to everything stated in Part A.
Owner / Manager Responsibilities
- Provide accurate and lawful information about your PG property, rooms, and tenancy arrangements.
- Ensure you have the right to collect and enter any tenant information you add to the app.
- Use rent, occupancy, and tenant records solely for legitimate property-management purposes.
- Comply with all applicable rental, housing, and tax laws that govern your PG operations.
Tenant Responsibilities
- Provide accurate profile and identity information where verification is requested.
- Keep your contact details up to date so payment reminders and notices reach you.
- Use the app's communication and payment-tracking features respectfully and lawfully.
Rent & Payment Tracking
MyPGMS provides rent-tracking, reminders, receipts, and payment-status records. Where in-app payments are offered, they are processed by certified third-party gateways as described in Part A, Section 7. MyPGMS records and displays transaction status but is not itself a bank, payment institution, or escrow service.
Relationship of the Parties
MyPGMS is a software tool that connects PG owners/managers and tenants. UniTekra is not a party to any tenancy, rental agreement, or financial arrangement between owners and tenants, and is not responsible for the conduct of any user or for disputes between them. Any such dispute must be resolved directly between the owner/manager and the tenant.

MyPGMS Tenant
Self-Service Resident Portal

Description of Service
MyPGMS Tenant is a dedicated self-service portal for hostel and PG residents. It enables tenants to view their occupancy details, track rent payments, raise and monitor maintenance requests, manage their resident profile, and communicate with hostel management. The terms below apply specifically to MyPGMS Tenant, in addition to everything stated in Part A.
Self-Service Portal Features
By using MyPGMS Tenant, you may access the following features as a hostel or PG resident:
- View current and historical occupancy and room allocation details
- Track rent payment history, upcoming dues, and payment receipts
- Submit, track, and review resolution of maintenance or facility complaints
- Communicate with hostel management through the in-app support portal
Tenant Responsibilities
- Provide accurate personal profile and identity information during registration and whenever updates are required.
- Keep your contact details current so rent reminders and hostel notices reach you.
- Use maintenance and complaint features truthfully and only for legitimate facility-related issues.
- Respect the privacy and rights of other residents and hostel staff within the platform.
- Use the app's communication features respectfully and in compliance with all applicable laws.
Tenant Data Handling
By using MyPGMS Tenant, you acknowledge and consent to the collection and processing of the following personal data, which is necessary to operate the Service:
- Personal Profile Information: Name, email address, phone number, and any identification documents required for resident registration.
- Rent Payment History: Records of past and pending rent transactions, payment amounts, due dates, and payment status.
- Maintenance & Complaint Logs: Details of maintenance requests and complaints, including descriptions, resolution status, and timestamps.
This data is processed solely to provide the MyPGMS Tenant service and will not be sold or shared with third parties beyond what is described in our Privacy Policy.
Relationship of the Parties
MyPGMS Tenant is a software tool that connects residents with their hostel or PG management. UniTekra is not a party to any tenancy agreement, rental arrangement, or dispute between a resident and their hostel or PG owner. Any such dispute must be resolved directly between the parties involved.
Account Deletion & Support
To delete your MyPGMS Tenant account or for product support, use the in-app support portal or email mahendra.b@unitekra.tech with subject: MyPGMS Tenant Data Deletion – [Your Registered Email]. Deletion requests are acknowledged within 72 hours and completed within 30 days, as described in our Privacy Policy — MyPGMS Tenant data-deletion disclosure.
